1185 Broadway POPS - NoMad, NYC
1185 Broadway will be New York City’s newest luxury hotel. Rising 580 feet above Midtown, this 250-key Ritz Carlton hotel will provide approximately 5,000 square foot of privately-owned public space (POPS). In exchange for providing the POPS, the development received a bonus of approximately 60,000 square feet.
After reviewing the design and ensuring zoning compliance, the Chairperson of the Department of City Planning certifies that the POPS meets all the standards of the zoning resolution, allowing the development to achieve a floor area bonus based on the underlying zoning district. In this case, the M1-6 zoning district generates 6 square feet of bonus for every 1 square foot of POPS provided.
