9 Orchard Street - Lower East Side, NYC

9 Orchard Street is a landmarked building in Manhattan’s Lower East Side Neighborhood. Built in 1912, it originally housed the Jarmulowsky Bank Building, and as part of an application for a special permit to waive height and setback requirements, it will become a new, 108-key boutique hotel.

The special permit (ZR Section 74-711) allowed the building to penetrate the sky-exposure plane, or, in other words, be built higher than what is typically allowed. This waiver permitted the reconstruction of a domed spire, new penthouse restaurant, roof deck, and ADA chair lift to the spire.
